RETIREMENT OPTIONS

According to the Australian Bureau of Statistics (ABS, 2015) Australia’s aged population increased by almost 20 percent from 2010. The residents of Bribie Island in Queensland were officially Australia's 3rd oldest, with a median (M) age of 59.3 years in 2015. Tea Gardens - Hawks Nest (M= 61.0 years) and Tuncurry, on the NSW mid-north coast (M= 59.7 years) narrowly taking out the number one and two spots. Bribie Island is followed closely by Paynesville in Victoria's Gippsland region (M=59.0 years) and South Australia’s Victor Harbor (M=58.1 years).

"The older populations in these areas reflect a preference among many Australians to retire to coastal and rural parts of the country," ABS director of demography Beidar Cho says.

More than 60 percent of regional coastal growth in this time was due to people aged 65 years and over. With improved health care, this age group is stronger and more active than ever. Retirement is now seen as a time to seek new opportunities and realise dreams held for years.

Moving into retirement takes planning and can be quite daunting. Other than remaining in your own home, there’s really only four options for retirement living.

  1. Retirement Villages with Deferred Management Fees (DMF)
  2. Residential Parks & Lifestyle Resorts governed under the ‘Manufactured Homes (Residential Parks) Act’
  3. Aged Care Facilities (Nursing homes)
  4. Freehold strata purpose designed community.

Retirement Villages with Deferred Management Fees (DMF)

With most retirement village properties, you enter a long-term lease and “defer” a large portion of the property cost until you leave. If you sell your holding you will need to pay the DMF, may need to undertake capital improvements to your property and may only receive a portion of the capital gains. These exit costs often exceed 50% of the upfront price you pay for your retirement unit. Banks generally won’t lend on leasehold properties so you must have the lump sum to buy in.

Residential Parks & Lifestyle Resorts

Residential park retirement living allows you to buy the property but you don’t own the land. The quality of lifestyle on offer in these villages varies greatly – some have resort style facilities and lovely homes whilst others are very basic manufactured homes. This structure has relatively simple contracts and is often advertised as ‘No Stamp Duty’, as you never own the land – you rent it, there’s no stamp duty payable. Again, banks won’t lend on this type of property, you must have the full amount to buy in.

Aged Care Facilities

Aged care facilities provide help with day-to-day tasks, personal care and health care and are run by accredited aged care providers. Entry requirements are strict plus a bond is required as well as other financial restrictions.

Freehold Strata Purpose Designed Communities

Freehold strata purpose designed communities are more like normal real estate. The community might include various facilities such as residents clubhouse, community gardens, workshop, pool and other benefits. As the property owner, you buy the property and keep all the proceeds of the sale - no deferred fees and no exit fees. You simply incur your normal living expenses like water, phone and electricity plus body corporate fees like any normal residential complex. Buying into these communities is easy to finance and very flexible, meaning succession planning is hassle free. Kids can even purchase and rent to parents if finances are tight. It’s the perfect transition to retirement strategy.
