  • Learn how to conduct detailed feasibility for your project or a potential purchase. We will teach you how to determine all the planning, statutory and building elements of your project so there are no surprises down the track. We will cover things like lot shape, size and setback, soil classification, utility access, retained dwellings, local government requirements , and more particular items such as the effect of easements and developing in Bushfire Prone Areas

  • We will do an overview of the design process of a subdivision. You will learn about the surveying and design elements of a subdivision, as well as the fees applicable to a subdivision application (Form 1A).

  • You will learn how to lodge your own subdivision application (Form 1A)

  • We will teach you how to execute and manage a subdivision project once conditional approval has been granted. You will learn about project planning and control, conditions and clearances, contractor selection and risk, as well as necessary documentation and fees for this stage of a subdivision .

  • You will learn how to project manage a subdivision, including Scheduling and Programming with excel and Ghanttproject

  • You will learn how to clear all the conditions on a conditional approval letter.

  • You wil learn how to lodge applications with Western Power, Watercorp and Local Government

  • you will learn how to lodge your own clearances for utilities, local government and the WAPC (form 1C)

  • you will learn the process of obtaining titles after clearances have been met


DAY 1 (Feasibility and Design)

Module 1 ( subdivision feasibility )

An in depth look at the feasibility considerations, teaching you to perform your own project feasibility. Feasibility considerations covered include;

  • types of subdivision (built strata, Survey strata and green title) and circumstantial suitability

  • lot size, shape and features

  • street frontage and location

  • soil classification

  • slope

  • easements

  • utility access and costs

  • Local government requirements

  • Residential design codes and Local Planning Policies (LPP's)

  • Planning in Bushfire Prone Areas

  • Retained dwellings

  • market conditions and tax implications

Module 2 (subdivision Design stage 1A)

An in depth overview of design considerations and process, including;

  • Form 1A requirements

  • Surveying requirements

  • Surveyors roles and responsibilities

  • Design concessions for Survey strata lots (DC2.2, SPP 3.1, Local Government )

  • SPP 3.1 requirements with lot design

  • Development applications

  • Dual or concessional zoning

  • Learn how to lodge a form 1A and pay appropriate fees

DAY 2 (Project Planning and Management)

Module 3 (Subdivision execution stage form 1C)

An in depth overview of how to plan and project manage your own subdivision once your application is approved. Topics covered include;

  • Scope planning and project controls

  • surveying and engineering requirements

  • lodging your own Watercorp service access applications and clearances

  • lodging your own Western Power service access applications and clearances

  • Local government conditions, requirements, contributions, fees and clearances

  • Site works including earthworks, demolition, retaining, fencing, drainage and access leg construction

  • Modifications to retained dwellings and R-code compliance

  • Contractor selection and project Risk

  • Interpreting conditions from Decision Letters and Scheduling work tasks from them

  • Scheduling work ( using Excel)

  • Programming work ( Using GhanttProject)

  • How to lodge Final clearances and the form 1C

Module 4 (Landgate and Title production )

A detailed review of the title production process once the form 1C application is approved. You will learn about;

  • Dealings process

  • roles and responsibilities of the surveyor and settlement agents

  • fees and costs

  • Alternative methods of lodgement

There will be Q and A time, and printed course materials on which to take notes. Tea, coffee and Morning tea provided.
